If you were looking for a single family home—not a Walker Square condo—in the month of November, the median home price in Charlottesville was $317,410, up 5.8 percent from last year, according to the Charlottesville Area Association of Realtors (www.caar.com). Compare this to the national average, which dropped 3.6 percent to $217,200.
So, what does being stuck in the middle in Charlottesville mean? There are currently 31 homes listed in Charlottesville and Albemarle between $300,000 and $325,000. For that lofty sum, you’re looking at 3-4 bedrooms, and 2 or 2.5 baths. Low-end square footage hovers around 1,200, while the larger median homes offer about 2,500 square feet.
There’s some spiffy new construction available, if you’re willing to move to Crozet or Esmont. In town, the median home featured by USA Today is a 1968 split-level on .26 acres off Old Lynchburg Road.
