Small bites: Provisions, pumpkins, and Peruvian

After receiving rave reviews from patrons at two Inka Grill locations in Roanoke, chef Percy Rojas and his partners-in-lime are bringing their famous ceviche and traditional Peruvian dishes to a new location on the UVA Corner. We are especially excited to try the fried-rice chaufa, chef-selected seafood soups, and tuna tartare. Reservations are available on the Inka Grill website.

Heads up (or down if you happen to be a turkey): Thanksgiving is approaching, and while there’s still plenty of time to flock to the supermarket, the best day for eating can sneak up on you. Save yourself the shopping hassle and reserve your Thanksgiving turkey ahead of time at JM Stock Provisions. The butcher shop is currently taking orders for locally sourced, whole turkeys. ShireFolk Farm, in the Palmyra foothills, is also accepting orders and offering pickup times in Charlottesville.

Stonefield piles on

New names are coming to the ever-growing list of dining spots at The Shops at Stonefield. Texas-based chain Torchy’s Tacos is opening its first Virginia location. Known for its “damn good” mantra and fresh, sustainably sourced ingredients, the restaurant also uses napkins, cups, and cutlery made from 100 percent renewable resources, and its cooking oil is recycled for auto fuel.

Also joining the Stonefield family in the near future is Organic Krush Lifestyle Eatery, a Long Island-based chain that cooks up healthy fast food. Owners Michelle Walrath and Fran Paniccia offer a menu of wraps, bowls, smoothies, baked goods, and cold-pressed juices as part of their commitment to conscientious eating that is free of pesticides, GMOs, hormones, and fake ingredients. 

Beer for bears

Beer is good for a variety of things—quenching your thirst, toasting your pals, eliminating garden slugs, making chili, and your hair (according to that shampoo from the ’80s called Body on Tap). Devils Backbone is using its beer in partnership with the Virginia Department of Wildlife Resources to protect local plant species by sponsoring efforts to help eliminate an invasive species of plant called Autumn olive, so local flora and fauna will recover in the James River area. Beyond that, $1 of every keg sold for all of 2021 will be donated to the DWR or one of several other organizations that are working to keep Virginia diverse and beautiful.

HotCakes cooling it

After 35 years, HotCakes owner Lisa McEwan closed the doors of her beloved bakery/cafe and catering shop on October 30. McEwan says that COVID took a toll, but also “it’s been a long time” to be in business. One of HotCakes’ most popular items was its pumpkins muffins, which came as a head scratcher to McEwan. “It is a family recipe I was making, but I was never actually that fond of them,” she laughs. HotCakes was overwhelmed by a brisk goodbye business during its final days, as patrons lined up for last slices of Torta Rustica, Strawberries & Cream Cake, and quiche of the day. McEwan, who is extremely grateful for the outpouring of support from the Charlottesville community, says she’ll turn to something outside of the food world, but many will be pleased to learn that the concept might not be gone for good. “We are in conversation with people who have expressed interest in picking up the business and carrying it forward,” she says.

Retail casualties: Plow & Hearth closes Barracks Road store; will others be next?

Barracks Road Shopping Center’s go-to location for bird feeders, peacock wind spinners, and outdoor furniture is nearly empty now. Plow & Hearth will end its 30-year-plus run at Barracks Road March 1, and increased rent was a factor in the decision to shutter the store.

“Our lease was coming to term and it had some economics that didn’t work for us,” says Paul Abugattas, Plow & Hearth director of retail operations. “Our online business is healthy while retail continues to decline.” The company has closed five of its 23 stores in the past year, and plans to invest more in its Madison properties, including a flagship store there, he says.

Ten or so employees at the Barracks Road location will soon be out of jobs. 

The area’s oldest shopping center once boasted a zero percent vacancy rate, but about 6 percent of Barracks Road’s square footage currently is unoccupied, according to its website. That includes the still-empty, 16,000-square-foot former CVS store and Brixx Pizza. 

The Brixx space is available for an eye-popping $25,000 a month, according to Jerry Miller, CEO of VMV Brands and I Love CVille Real Estate. “Two different restaurateurs told me that,” he says. Asked to confirm, Federal Realty, which owns the shopping center, says it does “not share details pertaining to leases.”

“Because the rents are getting to be so high,” says Miller, “the local mom-and-pop and brick-and-mortar stores are priced out.” Those establishments, he says, will filter to midtown (West Main) and downtown, where former Barracks Road tenants Shenanigans and Lynne Goldman Elements, respectively, have migrated. He predicts Barracks Road will become a “bastion of national brands that have very little ties to this community.”

Many retailers across the country are struggling and closing stores, despite the strong economy. The New York Times reports 9,000 shuttered in 2019, with another 1,200 closings announced so far this year. Fashion Square Mall has seen a steady stream of vacancies, losing anchor Sears and most recently Gap.

At Barracks Road, “Our business is down from a year ago,” says HotCakes co-owner Keith Rosenfeld. The gourmet café and bakery has been in the shopping center since 1992, and he doesn’t remember seeing so many open spaces. 

He says Barracks Road is “still the best, most established shopping center in town,” with Stonefield in that same high-end niche. But if local specialty shops can’t afford to be there, “you get more schlock, more national chains.” 

And restaurant chains make it tougher for establishments like HotCakes, which makes everything in-house and employs around 50 people earning double-digit hourly wages.

With the rise of e-commerce, the trend in the shopping center industry is more “lifestyle experiences,” says Rosenfeld, because “visitation and spending in malls is going down.” Some, like Stonefield, have a movie theater to draw people, and there are more restaurants.

“Unless the industry can figure out how to get people to eat two to three lunches, it’s very hard to grow sales,” says Rosenfeld.

Many locals have wondered about the viability of Stonefield, which is losing Pier 1, and saw the closure of Travinia and Rocksalt last year.

But others say business is just fine. “Stonefield has worked out great for us,” says third-generation retailer Mark Mincer, who opened a Mincer’s there in 2013. “We’re reaching a lot of area people who don’t necessarily come to the Corner.” And his business has gotten better since L.L. Bean opened next door, he says. 

Mincer notes that his rent goes up 3 percent every year at both the Corner and Stonefield. “I don’t love it,” he says. “If we want to go to Ruckersville, we could find something cheaper.”

The Times attributes the decline of retail not so much to e-commerce, but to factors like big box stores and income inequality, which mean retailers catering to high- and low-income customers are seeing growth, but those targeting the middle class, which has seen an unrelenting decline in income, are suffering.

HotCakes’ Rosenfeld agrees, noting Charlottesville’s “extremely high rents and cost of living.” Would-be shoppers paying $1,200 a month in rent for an apartment don’t have as much disposable income, he says. He also thinks the number of centers that have opened in the past few years have impacted existing stores.

The upcoming opening of Chick-fil-A in Barracks Road Shopping Center is expected to generate traffic to the mall—although that isn’t likely to help establishments like HotCakes. 

Federal’s VP of asset management, Deirdre Johnson, says the center has recently added Zoom and Club Pilates “in response to the demand for boutique fitness.” Spring Street Boutique and a Mahana Fresh franchise will be opening soon. 

“Most of the new stores are locally owned, providing Barracks Road a healthy mix of local, regional, and national merchants to best serve our community,” she says.

Spring Street owner Cynthia Schroeder is bucking the trend of  area retailers exiting Barracks Road. “I think it’s the first place people think of to go shopping,” she says. “It’s one of the best malls in the country. It’s where people go to go clothes shopping.”

She declines to say what her rent is, but acknowledges: “It’s not inexpensive.”

Schroeder will close her Downtown Mall store and expects to open the new one in the spring. She isn’t worried about the empty storefronts at Barracks Road. “I think they’re going to fill those.”

Talking shop: Filling Stonefield vacancies is a priority

It was difficult to snag a parking space on a recent middle-of-the-day trip to The Shops at Stonefield—the upscale shopping center that houses Trader Joe’s and Regal Cinema and was recently acquired by a national development firm. Though the place was crowded with shoppers before New Year’s Eve, the new owners say filling the center’s vacancies will be an immediate challenge.

Currently, nine spaces—a total of 28,000 square feet—are vacant, according to O’Connor Capital Partners, which is based in Manhattan and has developed many retail centers, residential and office buildings, but never in Virginia. It purchased the shopping center from EDENS, a development firm headquartered in several major cities across the country.

“The plan is to bring in more key tenants that aren’t already represented in the market and that have made The Shops at Stonefield the preeminent retail destination in the region,” O’Connor Capital spokesperson Mitch Breindel said in a press release.

Keith Rosenfeld co-owns HotCakes, a full-service catering business with an eatery in the Barracks Road Shopping Center since 1992. In the age of the Internet and online stores such as Amazon that can deliver goods to your front door, he says it’s becoming increasingly difficult for retail storefronts to be profitable while competition increases.

“The pieces of the pie just keep getting sliced thinner and thinner for each individual store because there are so many new ones, yet rent and other expenses keep going up,” Rosenfeld says.

Though the new owners have expressed some concern about the number of vacancies at The Shops at Stonefield, he says shopping centers are built today in anticipation of making sales over the next 20 to 30 years, and “Charlottesville may well grow into it.”

And development itself is competitive. “If a developer does not ‘buy the dirt today,’ he risks losing it forever,” Rosenfeld says. “A competing firm may swoop in, buy and develop the site, and box that developer out of the market. It’s the landrush aspect of development.”

Is there room for more retail in Charlottesville? “Nobody knows, but everybody’s got an opinion,” he says. “There’s no question in my mind that we are over-restauranted. I would also argue that we’re over-supermarketed.”

High-end retailers, such as the Jared jewelry store opening at Stonefield, might be in the best position for the future, he says, because people generally don’t order wedding rings and other expensive jewelry online.

Developers will likely also continue renting to restaurants because they draw customers into shopping centers and provide a lifestyle element. Rosenfeld notes the number of eateries currently open at Stonefield—14 out of the 41 spaces listed on the shopping center’s website—make up about one-third of its total retail. The question he asks, though, is how many of those restaurants will survive the intense hyperlocal competition for diners.

The owner of Whimsies, a children’s clothing and toy store that recently relocated from Barracks Road to Stonefield, says she was wary of moving at first and had heard about insufficient parking and low customer turnouts at the latter shopping center. But now, patrons who are waiting to eat dinner or for a movie to start often enter her store to kill time.

“We recognize a lot of traffic from those things,” owner Jessie Wright says. “We’re very excited to be at Stonefield. It was a scary thing to do after 30 years of being in one spot. …We are happy with the decision and it has really helped us.”
